Condo Policies

1. Reservation & Payment

  • A 50% deposit is required at booking; the balance is due 30 days before arrival.

  • We accept e-transfer and bitcoin. All rates are in CAD and exclude applicable taxes and cleaning fees.

  • Minimum stay: 2 nights (3 nights during Christmas, New Years and spring break.  

2. Check-In & Check-Out

  • Check-in: 4:00 PM 

  • Check-out: 11:00 AM 

  •  Late check-out may incur a fee of $150

  • Self check-in via lockbox / smart lock.  Instructions will be emailed 48 hours prior.

3. Maximum Occupancy & Guests

  • Maximum 6 guests (including children). Inquire if you need to squeeze in one more little rascal. 

  • Only guests listed on the reservation may stay overnight. Additional day guests require prior approval and may incur a $50 per person per day fee.

  • We do not rent to parties or large groups. This is a family-friendly condo.

4. House Rules (General Conduct)

  • No smoking or vaping (including cannabis) anywhere in the unit or on balconies/patios. Violation incurs a $500 deep-cleaning fee. Strata rules prevent smoking anywhere on the property, including outdoors.

  • No pets (strata bylaw in Paradise Ridge). Service animals are welcome with prior notice and documentation.

  • Quiet hours: 10:00 PM – 8:00 AM. Please respect neighbors—loud music, parties, or excessive noise are prohibited. Violations may result in immediate eviction and a fee charged.

  • No parties or events. This includes bachelor/bachelorette parties, or gatherings beyond the registered guests.

  • Please use ski storage locker provided for skis/boards. Strictly enforced. 

  • 5. Shared Amenities (Pool, Hot Tub & Sauna)

  • Access to the shared outdoor heated pool, hot tub, and sauna is included during ski and summer season. Due to the possibly unplanned maintenance, we can’t guarantee the pool, hot tub or sauna.  Hours and availability are set by the strata, please see on-site signage for rules around use.

  • Hot tub/pool use is at your own risk; no lifeguard on duty.

  • Hot tub towels are available in unit - must be cleaned and dried prior to leaving.  Some guest prefer to bring their own. 

6. Cleaning & Housekeeping

  • A professional cleaning fee of $ 175 is charged per stay and covers post-guest professional cleaning.

  • Guests are responsible for leaving the unit in reasonable “broom-clean” condition: dishes washed, trash/recycling removed and placed in designated bins, appliances wiped, and linens/bathroom towels left in the laundry area.

  • Please start a load of towels to help out our cleaning crew. 

  • Extra cleaning or trash removal fees ($150) will be charged if the unit is left excessively dirty or if prohibited items (e.g., pet hair) are found.

7. Damage, Security Deposit & Liability

  • You are responsible for any damage beyond normal wear and tear, missing items, or excessive cleaning. We will provide an itemized list and invoice.

  • Report any pre-existing damage or issues within 24 hours of arrival.

  • We are not liable for personal injury, loss of belongings, or incidents related to resort activities (skiing, pool use, etc.). Guests assume all risks.

8. Parking & Access

  • One assigned parking spot per unit in the lower parkade.

  •  Overflow for one additional vehicle in the upper parkade or outdoors by the lower parkade, limited and first-come, first-served.

  • No oversized vehicles, trailers, or RVs without prior approval.

9. Ski Season & Weather-Specific Rules

  • Snow removal is handled by the strata/resort for common areas; you are responsible for clearing your vehicle and immediate walkway if needed.

  • Use provided mitt/glover dryer and ski locker for gear. Do not store wet skis/snowboards inside the unit.

  • Heat must be left on (minimum 10°C / 50°F) during winter to prevent pipe freezing. You are responsible for any freeze-related damage.

  • Power outages or extreme weather are common in the mountains—we are not responsible for disruptions.

10. Cancellation Policy

  • More than 60 days before arrival: Full refund minus 5% processing fee.

  • 30–60 days: 50% refund.

  • Less than 30 days: No refund (unless re-rented, in which case we’ll refund the difference).

  • No refunds or credits for resort closures, limited operations, poor snow or weather - those are acts of nature.

11. Additional Information

  • Wi-Fi: Free high-speed internet provided (password in check-in instructions). Streaming is supported.

  • Linens & Towels: Provided for the maximum occupancy. Washer/dryer in unit (detergent supplied).

  • Kitchen: Fully equipped. Please run the dishwasher before departure.

  • Local Regulations: This rental complies with Comox Valley Regional District and Mt. Washington Resort rules. Short-term rentals in Paradise Ridge may require specific permits—your booking confirms acceptance of all applicable bylaws.
